Meadowtown and Golden Ears Way: What Is Actually There

Meadowtown is the part of Pitt Meadows that people from elsewhere have actually been to, usually without registering which city they were standing in. It sits on the Lougheed Highway beside Golden Ears Way, over on the side of town where the Golden Ears Bridge crosses. Meadowtown Centre, at 19800 Lougheed Highway, covers roughly forty-one acres and holds most of the retail floor space in the entire city. That is not a brag. It is a statement about how lopsided things are here.

The rest of the city's commerce is spread thin across a handful of small plazas and one stretch of Harris Road. Meadowtown is the opposite of that: one enormous site, a row of anchor tenants, and a parking lot you can see from the highway. Most of what is in it is national chains, and that is the point. Nineteen thousand people were never going to fill a centre this size on their own, so it was built to catch the passing traffic as well.

Knowing that changes how you use the place. Meadowtown is not the town's main street and has never tried to be. It is where you go when you have four unrelated errands and no particular interest in who owns the businesses.

The Layout, Such As It Is

The centre is a long run of larger tenants with smaller units wrapping around toward the parking. There is no through street inside it, no sidewalk spine, no square, nothing that functions as a middle. You come in off the highway, park once if you have judged it correctly, and then walk only between the units nearest your car. Anyone who tells you Meadowtown is walkable has confused walking across asphalt with walking somewhere.

The pinch points are the entrances. Turning in and out of a highway that also carries bridge traffic is why people who live here hold firm opinions about which driveway to use. Come in from one side, leave the same way, and accept that Saturday afternoon is Saturday afternoon.

The other thing worth noticing is where the pavement stops. Meadowtown sits at the edge of the built-up part of the city, and most of the municipality past it is farmland inside the Agricultural Land Reserve. The retail is dense and the context around it is not. That mismatch is the most Pitt Meadows thing about the place.

The Independent Businesses Inside It

There are fewer than you would expect, which is exactly why they are worth knowing.

Sango Sushi is the reason a lot of people end up at this end of town at dinner time. Oshi sushi is what it is known for, along with its house rolls, and it does both dine in and takeout. The one genuine advantage of a shopping centre address applies here: the parking is free and there is a great deal of it.

Zennkai Salon is an independently run hair salon in the centre, doing cuts, colour and styling. Beauty De La Vie Nails is here too, with gel, acrylic and dip powder sets, nail art, manicures and pedicures, plus waxing, tinting, lashes and permanent makeup, and it takes bookings online. Either one could have taken a small unit on Harris Road and instead chose the foot traffic. In a centre this size that is a defensible trade.

One Room To Sit Down In

Just outside the retail, Wedge Bar & Grill is the exception at this end of the city, a casual sit-down bar and grill rather than a counter with a queue behind it. The hours move around with the season, so it is worth phoning before you drive over. This is the one to know about, if the plan is to eat a meal at a table rather than carry a bag back to your car.

What Meadowtown Cannot Do For You

It cannot give you a counter with the owner standing behind it, or a small dining room, or a shop you drop into on foot because it happens to be on your way. For any of that you drive along the Lougheed toward Harris Road, which takes a few minutes and puts you in a completely different kind of place. The Town Centre is the only genuinely walkable commercial area in the city, and the difference is obvious inside a block. The Coffee Pitt, on Harris Road, is independent and bakes its own cinnamon buns. Kabuki Sushi has been turning out rolls, teriyaki bowls and Japanese standards at modest prices for years.

Both models work. They are simply not the same model, and it helps to be clear about which one you are driving to. Meadowtown is efficient. It is where the volume is, where the parking is, and where you go when the list is long. It is not where the town is, and nobody who lives here has ever confused the two.
